Janine

Our family business consists of four landlords: Janine & Chris, and Chris’ parents, Ann & Mike.

 

Landlords in Wales need to comply with the Housing (Wales) Act 2014, which is administered by Rent Smart Wales (www.rentsmartwales.gov.wales).

 

All four landlords are registered with Rent Smart Wales, and Janine is licensed to manage the letting business (licence number:#LR-04005-21958).

 

Each Summer, the houses are thoroughly cleaned, maintained and upgraded where needed. Ann and the children keep the gardens clipped and tidy. Mike and Chris refresh the paintwork.

 

From time to time, more major repairs are needed, and for these we can call on those we have worked with for many years. These skilled tradesmen (plumbers, electricians, plasterers, joiners) are completely trustworthy and conscientious – they will treat you and your possessions with respect.

What we do

Our aim is to provide attractive, top quality accommodation to Bangor University students. We know from experience that our tenants love the warm and homely character of our houses, and appreciate our friendly and helpful approach. A comfortable and enjoyable home means you can concentrate on your studies, and with us, your parents can rest assured that you are well looked after during your time at University.

 

We have 6 houses: two 2 bedroomed, three 4 bedroomed, and one 6 bedroomed house. The 4 and 6 bed houses are licensed Houses of Multiple Occupation (HMO) under the Housing Act 2004, Section 64. The 6 bed house is a licensed large HMO, and the four bed houses are licensed under Gwynedd Council’s Additional Licensing of HMOs Scheme.

 

Each house has well-proportioned living space and large bedrooms with double bed, and has been lovingly restored and modernised by us to maximise its appeal and charm, and to provide easy student living.

 

The houses are located in well-lit streets, with all external doors and windows securable by keys. Snowdon View is in a Neighbourhood Watch area. Being in Upper Bangor, all of our houses are conveniently close to the local supermarket, train station, bars and cafes, Pontio and the University buildings.

 

The houses are fully-furnished and include as standard: central heating, a washer-dryer machine for your convenience, a fridge-freezer, with extra freezer space for the larger houses, free internet and free TV licence. The bedrooms have plenty of storage space, a desk and chair. Most of the bedrooms are large and have double beds. You are welcome to customise your room by adding posters and furnishings if you like.  We maintain and regularly upgrade our houses to keep them fresh. Each house has an outside yard & some have small gardens.

 

Fire fighting equipment is installed and checked annually, as are gas appliances. Carbon monoxide detectors and smoke alarms are also fitted and checked regularly. We take your safety very seriously, and upon taking up residence we go through fire safety procedures with you, to make sure you know what to do in the case of a fire.

Because we look after only a small number of select houses, you will be dealing directly with us, there are no extra fees, and we will do everything we can to make sure you settle in well and enjoy living at your chosen house. We will treat you fairly, respond to your queries quickly, & work to resolve any problems as soon as possible. (See the ‘Tenant Testimonials’).

We offer rents inclusive of all essential bills, so you can move in and concentrate on enjoying University life from day one, whilst we manage the bills!

Unlimited Broadband internet is provided free of charge. Internet speeds are fast and service is reliable.

As a local business, we have a lot of knowledge about the University, the area and what our tenants want from their accommodation. We pride ourselves on being able to respond quickly to any queries or issues you might face, because we live so close to Bangor, know each of our houses so well, and we can often call in on the same day as you report an issue.
